WILMINGTON, N.C. — Living on the North Carolina coast comes with a long list of perks. It also comes with a shorter roof lifespan than most homeowners expect.

Salt air, humidity, intense UV sunlight and severe weather work together to degrade coastal roofs faster than those further inland. Stephanie Bolton, owner of Patriot Roofing and Exteriors in Wilmington, has spent more than two decades watching it happen.

“We live in the most beautiful place in the world, if you ask me, but it is the worst place for the lifetime of a roof,” she said.

Bolton says what makes coastal roofing uniquely challenging is that the damage is often invisible until it is too late. Salt air corrodes metal fasteners beneath the surface. Humidity breeds moisture intrusion in places you cannot see. And UV exposure breaks down shingles from above while all of it is happening underneath.

“About five years ago we saw an uptick, and people are getting those letters as soon as 10 or 12 years,” she said, referring to insurance notices demanding roof replacements. “In my opinion, that is aggressively soon.”

Those letters can require homeowners to replace their roofs or risk losing coverage. Greg Brown, a project specialist with Patriot Roofing in Jacksonville, says the coastal environment creates hidden risks that most homeowners never think about until they get the notice.

“Coastal roofs, a lot of the time it’s really just saltwater. Saltwater creates a lot of damage. And a lot of times it’s hidden,” he said.

As insurance demands have increased, so have rates. North Carolina Insurance Commissioner Mike Causey says he fought a rate request that could have raised some coastal premiums significantly, ultimately reaching a settlement with insurers on a phased increase spread over two years.

Causey says homeowners do not have to simply absorb those increases. The state’s Fortified Roof Program builds roofs to a higher standard than code requires, with stronger roof decking, sealed seams and materials independently tested for wind resistance. Bolton says the numbers make a compelling case.

“If they are paying 70% less out, in the end, they’ll have to raise their rates less and less. That’s what should be happening,” she said.

The program also comes with grant funding. The Strengthen Your Coastal Roof program has been available to eligible NCIUA policyholders since 2019. Grants are awarded on a first-come, first-served basis and go quickly when new funding cycles open.

“Whenever you see a grant announced for the Fortified Roof Program and you’re thinking about a new roof, sign up and get on the list,” Causey said.

To qualify, homeowners must hold an N.C. Insurance Underwriting Association policy, which arrives in a white envelope with a blue lighthouse logo. North Carolina ranks second in the nation for fortified roofs installed, with more than 13,000 statewide.

Brown says he hears the same reaction from homeowners every time he mentions the grant.

“More people contact us and think that it’s a scam. And so I’m really happy to put some of those concerns to rest. It is real,” he said.

For homeowners not yet ready for a full replacement, Bolton has one piece of advice.

“I would recommend most homeowners that live especially along the coast have their roof professionally inspected once a year,” she said.

FAQs:

How often should I have my coastal roof inspected?
An annual professional inspection is a good starting point for homes near the North Carolina coast. An inspection can catch loose shingles, corroded components, and signs of moisture before they turn into larger problems. Schedule another inspection after a major storm or if you notice a leak.

Does an insurance letter mean I have to replace my roof?
The letter should tell you what your insurer requires and when. If the roof’s condition is unclear, ask for a professional inspection and review the findings with your insurance agent before deciding on the next step.

Is the Strengthen Your Coastal Roof grant real, and who can apply?
Yes. It’s an NCIUA program that helps eligible coastal policyholders pay for a qualifying FORTIFIED Roof. Eligibility depends on your policy and property location, and submitting an application does not guarantee approval. Homeowners can check their eligibility and apply through the official program website. Homeowners can also reach out to Patriot Roofing & Exteriors for free guidance.
